Harcourts says the number of homes it sold and their average selling price was up in both Auckland and Christchurch last month.

Harcourts provisional sales results for the country's two biggest real estate markets showed its average selling price in the Auckland/Northland region in November was up $38,968, or 5.8%, to $708,666 from $669,698 in October.

In Christchurch the average selling price was up $2,895 to $488,520 in November from $485,625 in October.

Total new listings in Christchurch were up 11% on last year and the total number of properties the company had available for sale on its books was up 28.2% on a year ago, reflecting the increasing number of new properties coming on to the market in Christchurch as post earthquake construction activity found its stride.

Auction was becoming an increasingly popular method of sale in Christchurch and 40% of new listings were being put up for auction, the company said.

Harcourts sold 444 Christchurch homes in November, compared with 442 in October and 458 in November last year.

Harcourts said sales in Auckland were up 20% compared with last year.

"Harcourts is not expecting any significant drop in price as demand continues to exceed supply, particularly in the Auckland market," the company said in a statement.

Harcourts full results for the entire country will be available later this month.
