Auckland house buyers would drool over a character filled charmer in Hamilton that sold for $423,000: Bayleys auction results

A three bedroom bungalow that was auctioned by Bayleys in Hamilton last week would have brought tears to the eyes of many house hunting Aucklanders when it sold for $423,000.

The renovated home with plenty of its original character features was set on a 688 square metre section in historic Frankton Village and would likely have sold for 3-4 times as much if it had come onto the market in one of central Auckland's suburbs.

Other highlights from Bayleys' auction rooms last week included a historic 31 room boarding house on n 1851 square metre section at Mt Albert in Auckland that sold for $2.87 million, a three bedroom house in Avondale which would have been considered a first home buyer's starter house a couple of years ago, that fetched $700,000,  and a two bedroom 1970s brick and tile unit in Mt Wellington that went for $565,000.

At Bayleys' Canterbury auctions, an earthquake affected house in New Brighton that was sold in "as is" condition with a declared reserve of $100,000, sold for $125,000, and a large three bedroom house in Huntsbury sold under the hammer for $636,000.

Let's hope that John A Lee doesn't wake up to this one. We'd need to ban Hamilton too.....

Note only 2 of 9 scheduled auctions in Canterbury sold, and one of those was a giveaway "as is".

The market has really slowed. It just shows you what Auckland would be like if it didn't have the inflows of hot Chinese money.

...Hamilton is surrounded by easily accesible land in all directions, it also has many outlying townships within easy commute. It doesnt have the same physical constrains as Auckland - yet there is certainly a lift going on. The Auckland cancer has started. Place your bets..(dont mention dairy prices though - clearly it means nought to housing confidence).
