Housing stress index

Every Monday morning, we record the number of house listings on the two principal real estate websites in New Zealand, www.trademe.co.nz/realestate and www.realestate.co.nz

At the same time, we check the frequency of the advertised terms - mortgagee - motivated - urgent - "must sell" - desperate and have built an index that tracks these frequencies. We call it a 'housing stress index'.

We started this survey on June 21, 2008, and we set the index value to 100 as at July 23, 2008.

There are three views of the data displayed on this chart:

1. an Index of the raw counts, over the two sources
2. a series relating the number of 'stress' references to the number of houses listed for sale.
3. a series showing how many houses are listed for every stress reference.

All three views use the same data.
