Rising rural confidence reflected in rapidly rising farm sales transactions, and booming dairy prices/ha, especially for irrigated land

Data released today by the REINZ shows that there were 128 farm sales in October, well above the 110 in September, and almost 80% more than the average level for an October over the previous four years.

The bulk of the October sales were for grazing properties.

The level of dairy property sales was also unusually high at 19 - the average over the previous four years is less than 5.

"Early spring sales reflect a healthy trend but it will be November before significant sales evidence emerges from the numerous marketing programmes being conducted during the month of October”, said REINZ Rural Spokesman Brian Peacocke.

"Reports around NZ indicate a variable market ranging from active and strong to patchy and quirky."

That quirky-ness shows up in the median prices in many regions, with many categories having a median well below $10,000/ha - and the median for Waikato forestry blocks being over $80,000/ha !

Noteworthy trends include:

- strong first farm enquiry in Northland

- a Tatua supply farm in the Waikato which sold at $65,000/ha excluding MSE's

- a strong Te Puke market for kiwifruit green at $230,000 to $260,000 per canopy hectare,

- a Whakatane dairy farm making $50,000/ha

- a very good Taranaki dairy farm made $74,000/ha including shares

- strong enquiry in Canterbury with $52,500/ha being paid for a very good Ashburton dairy farm

- there is a very big gap in valuations between irrigated and non-irrigated land

- two top end dairy farms in Southland sold for $44,000/ha excluding shares.

October sales included: 
    7 arable farms,
  19 dairy farms,
  19 finishing units,
  67 grazing properties,
    9 horticultural,
    7 farms of other types

Nationally, the median price per hectare rose to $24,540 in October 2013, 7% higher than a month ago, and 23% higher than October 2012.
