New home volumes being completed in Auckland are almost back to where they were four years ago before the recent residential construction boom

The number of new homes being completed in Auckland slumped over autumn.

Auckland Council issued 969 Code Compliance Certificates (CCCs) for new dwellings in May. That was down 8.7% compared to April, and down 26.4%% from May last year.

CCCs are issued when a building is completed and so are the best indication of new housing supply, unlike building consents which are issued before construction starts and are an indication of potential future supply.

The number of new homes being completed in Auckland has been in steady decline since it peaked at more than 1900 a month in late 2023.

This year, numbers had picked up to 1327 in March, sparking hopes the slump may have been ending, but then resumed their downward slide in April and May.

The longer term trend can clearly be seen in the graph below, showing the number of CCCs issued for new dwellings in Auckland on a rolling 12 month basis over the last four years.

In the 12 months to May this year, 13,663 CCCs were issued, down 30.1% from the annual peak of 19,560 in the 12 months to May 2024.

The latest figures show new housing completions in Auckland are now almost back to where they were four years ago, just before the start of the recent residential construction boom.
