New homes being completed in Auckland down 31% from 2024 peak

The number of new homes being completed in Auckland continues declining, slipping to near a four year low in June.

Auckland Council issued 1085 Code Compliance Certificates (CCCs) for new dwellings in June, taking the annual total to 13,540 for the 12 months to June this year. That was down 12.3% from the June 2025 year, and was the lowest number in any 12 month period since October 2022.

It was also down by almost a third (-30.8%) compared to the peak of 19,560 CCCs issued for new dwellings in the 12 months to May 2024.

CCCs are issued when a building is completed and so are the best indication of actual new housing supply, unlike building consents which are issued before construction starts and are an indication of potential future supply.

Based on completion rates over the 12 months to June this year, an average of 1128 new homes are being completed in Auckland each month. That's down 12.3% compared to a year earlier and down 29.5% compared to the July 2024 peak.

Monthly completions are also at their lowest level since October 2022.

While the number of new homes being completed is low, that does not necessarily reflect the amount of residential building work being undertaken in the Auckland region.

On average it takes around two years from the time a building consent is issued until a project is completed and a CCC is issued.

Over the last two years building consent numbers in Auckland have been rising, which should start to flow through to higher CCC numbers sometime in the next 12 months.

That isn't ideal if we want to keep a lid on prises going forward. We need to keep new builds above 15,000 or we will have another major shortage on our hands. Everyone here goes on and on about demand, but supply is just as important.
