Dramatic downturn in new home completions in Auckland late last year, Auckland Council figures show

The number of new homes completed in Auckland in November dropped dramatically.

The latest figures from Auckland Council show it issued Code Compliance Certificates for 982 new dwellings in November last year. That was down 28% from October, and down 32% compared with November 2024.

Code Compliance Certificates (CCCs) are issued when a building is completed and are the most reliable indicator of new housing supply.

November is usually a reasonably busy month for the building industry, before work starts to reduce in December and January as builders take their summer break.

However, the number of CCCs issued by Auckland Council last November was the lowest for a November since 2018.

The number of new homes being completed in Auckland has been in steady decline since it peaked at 19,560 over the 12 months to May 2024.

Since then it has declined 25% to 14,648 over the 12 months to November last year.

However, although November's dwelling completion numbers were particularly low, the monthly figures can be volatile and December and January's figures are also likely to be low due to the summer holiday break.

So it could be two to three months before we get a clearer picture of where residential construction numbers are settling in Auckland.

It's not going to be a problem because there's virtually no net migration to fill the completions anyway.
