New homes being completed each month in Auckland down 463 from 2024 peak

The number of new homes being completed in Auckland continued to decline at the start of this year.

The latest data from Auckland Council shows 853 Code Compliance Certificates (CCCs) were issued for new dwellings in January 2026. That's up slightly from 812 in December last year, but down 34% compared to the 1291 CCCs issued in January 2025.

CCCs are issued when a building is completed and are the best indicator of actual new supply, unlike building consents which are an indicator of potential new supply at some time in the future.

December and January are usually fairly quiet months for the building industry due to the Christmas/New Year holidays. That said, the number of new homes completed in Auckland in January this year was the lowest for January since January 2023 when 845 new homes were completed in the region.

In the 12 months to January 2026, 14,003 CCCs were issued for new homes in Auckland, which is the lowest number of that time period since 2022.

The rolling 12 month average has now dropped to 1167 new completions a month, down 28% from the peak of 1630 achieved in May 2024.

On average, 463 fewer new homes are now being completed each month in Auckland compared to the construction peak in mid-2024.

However, that's still up by a third compared to the number of new homes being completed in the Auckland region just prior to the commencement of pandemic-related  building restrictions in early 2020.
