Barfoot & Thompson's sales numbers and median selling price both rise in January, inventory still high

Auckland's largest real estate agency made a reasonably strong start to 2026, with January sales numbers and selling prices both up compared to last year.

Barfoot & Thompson sold 824 residential properties in January, up 18% compared to January last year. That was the highest level of sales the agency has achieved in January since 2021.

Prices were also on the up, with the median selling price hitting $1 million in January, up $20,000 (2%) from December last year, and up $50,000 (5.3%) versus January last year.

It's the first time Barfoot's median selling price has hit $1 million since December 2024.

However the agency's stock levels remained high at the start of the year, with a total of 5475 residential properties available for sale at the end of January, the most properties it has had on its books at the start of the year since 2011. So buyers have plenty to choose from.

Barfoot & Thompson Managing Director Peter Thompson said January was one of the better starts to the year in the past decade.

"Sales numbers for the month at 824 are exceptional for January, which is traditionally one of our slower months of the year," he said.

"The lifestyle and rural markets also benefitted from a revival of vendor interest," Thompson said.

Local rural sales going blockbuster in Rodney.    People in city trying to move away from intense development occurring (or zoned ) next to them?,

The sweat spot seems to be 2-3H property with modern large exec home (often with granny or teenager wing).   But if the house spec is to low, not selling.   Vendors expecting more than land value for these, and the market above 1.5mil expects quality house or it has no value.

Key here if building is go high spec.
