KEY ANNOUNCEMENTS
The Warehouse Group (WHS) reported Q1 FY26 sales of $674.1mln, up +0.9% year-on-year, with like-for-like same store sales up +0.1%. The Warehouse contributed $389.0mln (+0.7%), Warehouse Stationery $52.2mln (+2.6%), and Noel Leeming $230.7mln (+0.7%). Online sales rose +8.2% and now account for 7% of total sales. To address margin pressure, the Group announced a cost reset programme targeting CODB below 31% of sales, including head office restructuring and expanded co-sourcing with Tata Consultancy Services. The programme aims to restore profitability and strengthen long-term growth capability.

Property for Industry (PFI, #26) has agreed to acquire 505 and 507 Mt Wellington Highway, Auckland, for $36mln, adding ~13,800 sqm of space leased to J.A. Russell (to 2031) and Johnson & Johnson NZ (to 2030). Combined with existing holdings at 509 and 511 Mt Wellington Highway, PFI will control ~3.3 hectares of contiguous property in the Mt Wellington industrial precinct. The assets deliver ~$2.1mln in passing rent and provide long-term redevelopment potential. Settlement is expected in December.
