All apartments attracted bids but only one in four sold under the hammer

After making a lively start to the New Year over the last couple of weeks, the main Auckland apartment auction was a bit quieter this week.

Just four apartments were on offer at Ray White City Apartments' auction, a studio in the Heritage Tower on Nelson Street, two units in The Quadrant building near the High Court and a three bedroom apartment in Grey Lynn. The studio in the Heritage Tower (pictured) was at the top of the Order of Sale. It came with a balcony but didn't have a great view, had a floor area of 36 square metres, was furnished and had a management contract to the Heritage Hotel due to expire next month.

Several buyers were keen on this unit and bidding was spirited. Towards the end auctioneer Ted Ingram was accepting rapid fire bids in $1000 increments before it was sold under the hammer for $306,000 plus GST (if any).

But the bidding was a lot quieter on the two units in The Quadrant building, with each attracting just a single bidder before being passed in.

And although there were multiple bidders for the Grey Lynn apartment, it was also passed in for sale by negotiation.

Seems to me the buyers are there, but vendors aren’t being realistic. It would be interesting to see how close the final bid was to the vendors expectation. The difference between the two, is where I the market is at the moment.

And cleverly hidden away by real estate agents. They don't want you to know the prices things sell for.

I guess the apartment market is likely to be a bit more of a speculators stomping ground hence maybe a not unexpected degree of sales haggling? Guess it varies with context and commodity.

Interesting contest between potential buyers and vendors. Who, en masse, will break ranks first? A few widely publicised anecdotal portents will probably have as much impact on how the future market trends as much as the economic factors underpinning it.
