TSB Bank raises all fixed mortgage rates up to three years but retains market leading two year 'special'

TSB Bank has raised all its standard fixed home loan rates today for terms up to three years.

However, it has retained its fighting 'special' of 5.80% fixed for two years.

Their new standard six month fixed mortgage rate has been raised to 5.75%, up +20 bps from 5.55%.

The one year rate has been raised +15 bps to 5.85% from 5.70%.

The eighteen month fixed rate is now 6.05%, up +20 bps from 5.85%.

The standard two year rate has also been raised +20 bps to 6.19%, up from 5.99%.

Their three year fixed rate is now up to 6.60%, up +10 bps from 6.50%.

The effect of these changes is to relinquish the sole hold on the market leading one year rate although TSB Bank now shares that with three other banks.

They still offer the best two year rate in the market with their 'special' offer.

These adjustments come a day after the wholesale markets bid up swap rates sharply, and the 90 day bank bill rate continued its steady rise. Retail home loan rates will always follow those wholesale trends although the delays can present opportunities for borrowers who are ready to make a deal.
